Envirowise determined that the problems were associated with the excessive moisture present in the air within the cellar. As a result this moisture, was causing a condensation problem and in turn a mould problem. The solution was simple – the installation of an Envirowise Cellar Positive Pressure System.

The Science behind the Cellar Positive Pressure System

The principles behind the system are simple: If the moisture laden air is replaced with clean fresh filtered dryer air any evaporation that then takes place can be absorbed into the internal atmosphere and washed out by the Envirowise Cellar Positive Pressure System unit before condensation has any opportunity to reform on any cold surfaces.

To work, the system requires an air supply from an external  source that is then ducted to the Envirowise Cellar Positive Pressure System. The system is designed to deliver an air flow either directly from the main unit or if necessary further ducting can be added to a desired point within the cellar.

Our ventilation expert took a look at the unit – which externally appeared fine. Power was running to the unit and externally nothing appeared to be wrong so he decide to turn the power off to the unit and look a little closer.

What he saw next explained the reason for the failure of the fan in an instant! Having removed the external cover he found a vine growing into the unit! This creeper had grown through the external shutters into the motor housing and strangled the motor – and as a result stopping the fan turning and removing the moist air from the room.

The solution to get this fan working again was simple – the vine was removed from the unit and trimmed back externally. It was also apparent that the unit had not been maintained for some time so the unit was cleaned out thoroughly.

As a result the fan is now working fine and the threat of mould through high humidity is now reduced.

What causes condensation?

Moisture in the air is caused by normal everyday activities – such as breathing, cooking, washing,washing and drying clothing and heating. All things that you can not avoid doing!

A perfect solution for stale air using a mechanical ventilation system!

Our Envirowise team had just the solution! A heat recovery mechanical ventilation system was prescribed to banish the stale air from the basement.  The mechanical ventilation unit is designed to import clean fresh air over long distances whilst extracting the stale air away from the building. In this case the unit had to carry air over 35 meters away to and from the basement area. The mechanical ventilation unit was installed by our air quality team in the plant room of the restaurant and using discreet ducting filled the basement area with clean air.

The picture below shows the mechanical ventilation unit clearly showing the air in and air out ducting.

Externally, the only sign that the unit had been fitted to the building were two discreet air vents – one for bringing fresh air into the building and the other for the extracted air.

The basement area also had a problem with standing water. As experts in basement waterproofing Timberwise installed a sump pump unit and perimeter drainage to remove any standing water that may be present.

In small quantities Radon Gas does not represent a major health risk. Only when Radon Gas is in areas of increased concentration can it cause a major issue to health. Radon Gas has been linked to lung cancer and in the UK only it is estimated that anything up to 2000 deaths per year are caused by exposure to Radon Gas. After smoking Radon Gas is the next largest cause of lung cancer in the UK!

Radon Gas is a  radioactive gas that is present in all rocks, solids, concrete and bricks.  Since Radon Gas is naturally occurring, its concentration is directly related to the geology underneath your home. As Radon Gas is formed naturally there are some parts of the UK that are more at risk of Radon Gas than others. To help people identify if their home is in an area of high Radon Gas concentration the Health Protection Agency (HPA) in the UK have conducted an in depth study of Radon Gas and identified the risk of Radon contamination across the UK. Other contributing factors to the amount of Radon Gas contamination in the home are the construction of the property and the ventilation of the property. In all likelihood even the though a property may be situated in an area of low risk where there appears to be low concentration of Radon Gas the property may still  have Radon Gas problems if not ventilated properly. It is also possible for a property that is constructed well with good ventilation to be safe in a high risk area.

How do I find out if my home is safe from Radon Gas ?

The first step any home owner should take is to look at the HPA Radon Gas map to identify the level of Radon Gas risk in their area. Secondly, a Radon Test Kit should be purchased. Today’s picture from our surveyors files is of condensation black spot mould (also known as Aspergillus Niger).

The picture shows black spot mould at the cold spot of the wall / junction as well as mould on the plasterboard finish where the “dabs” holding the plasterboard have created a cold spot.  The “dabs” are the only contact between the plasterboard and the cold wall, therefore the temparature of the cold wall is transferred through the “dab” on to the surface of the plasterboard. This causes moisture trapped in the air to “condensate” out at this cold spot. This is otherwise known as “Cold bridging”.

Condensation black spot mould is a direct effect of condensation. Black spot mould usually appears in areas where there is very little air movement such as window reveals, floor / ceiling and floor / wall junctions and behind furniture that is positioned behind colder walls. The conditions that black mould needs to develop then are cooler parts of a property where the average relative humidity is 70% or more on a regular basis.

There is much concern surrounding the effect of condensation mould spores in the air on the health of you and your children.

Generally speaking, mould spores, like pollen, are air-borne and everywhere, and do not affect those in good health. Problems do occur though when mould is allowed to grow and produce spores in great numbers, and these can exacerbate problems in those suffering from asthma, or with respiratory or pulmonary conditions.

Treating condensation mould

Condensation mould can be treated very easily. Simply washing off condensation mould  and re-painting areas doesn’t work!  The only way to remove all the mould spores is to use a condensation mould eradication kit. These mould kits remove mould once and for all! Here we have an example of an on-going condensation problem that  our Envirowise team of Air Quality experts have recently advised upon within a ground floor flat. The picture clearly shows black mould is forming on the wall in a typical tortoise shell pattern. Left untreated the black mould would spread and cover the entire wall. Black mould spores are a well known trigger for asthma so need to be removed to maintain a healthy living environment. In the same picture we can see the solution to the condensation and mould problem that another company had suggested. Passive air vents, as seen in the picture,  help with the movement of moisture laden air within properties which in turn helps reduce condensation levels within the property. However, in some cases more movement of air is needed to help alleviate the condensation problem.

The solution to this black mould and condensation problem was simple – replace the moisture laden air within the property with clean fresh air!

To move air within the property we installed a positive pressure unit. The positive pressure unit draws fresh, dry, filtered ambient air in from outside, and gently pushes it into the property. This causes a slight internal positive pressure, continually pushing out any moisture-laden air ultimately reducing the humidity levels to control condensation.  How the positive pressure ventilation system works

The loft unit is fitted into the roof void and ducted via an air diffuser, normally mounted in the ceiling above a stairwell. Where there is a pre heat facility a control switch is conveniently sited to allow the user to control the heat facility and the fan speed.
