There is now a legal requirement for all buildings, both commercial and residential*, to have an energy performance certificate (EPC) on construction, sale or rental. There are financial penalties for failure to comply with the regulations, and your solicitor will not be able to complete a contract unless an EPC is in place.

NB: *Parts of buildings sold or let separately may also require an EPC. There are a small number of types of property which are excluded from the requirement e.g. places of worship.
