All homes going on the market now require an EPC. There is a special process for newly constructed homes from 6th April 2008 which uses full SAP methodology and specially qualified assessors. From 1st October 2008 all remaining homes for sale (including those which had been on the market from before the implementation dates in 2007) will require an EPC and all homes for rent will require an EPC when offered for rental.
The valid period for EPCs for rental properties is 10 years. DCLG have recently (9/09/2008) announced that the validity period of the EPC for homes when marketed for sale has been extended to three years from the current one year with effect from 1st October 2008.
