The 4 biggest obstacles when buying a house

Buying a house can be an exciting moment in anyone’s life, it symbolises the closing of a chapter and the beginning of another, but it can be stressful when things don’t run smoothly. We’ve spoken to our customers and they’ve revealed the biggest hurdles they faced when purchasing their home.

  1. Finding a suitable property

One of the biggest problems home buyers faced was actually finding a suitable home to move in to that meets all their requirements. If you’re struggling to find a home in your ideal area that ticks all the boxes: great schools, within budget and with open green spaces, then it may be worth expanding your horizons, literally, and explore other suburbs to find the perfect fit.

  1. Getting a mortgage

Just when you think you’ve done the hard part and saved a deposit, now applying and being approved for a mortgage has brought on another financial headache. There are a number of ways to increase your chances of getting approved for a great mortgage deal, for example, saving a heftier deposit and checking where you stand with your credit score.

  1. Delays in the chain

Delays in the property chain provided a common bugbear amongst our customers. A property chain occurs when the seller is also buying a property themselves, meaning more than one home is involved in a ‘chain’. The longer the chain, the higher the risk of delays and problems.

  1. Confusion over house surveys

Most mortgage providers and banks will request a Damp and Timber report to be carried out, especially in older properties.  This is requested so that you and they can be satisfied that the structure of the building is free from excessive moisture, wood boring insects or wood rotting fungi that can attack the walls and timber within the building.
