Timber windows are a striking feature in both heritage and modern properties, known for their hardy and insulative properties. However, unlike modern uPVC windows, timber windows run the risk of developing several defects, most notably of those being timber decay. An excess of moisture in or around a timber window can allow fungal decay to develop unseen for months or years before the visible signs of decay appear.

In this blog, we’re going to explore how and why timber windows rot, the contributing causes of rot, and practical steps you can take to prevent fungal decay in your windows.

How do Timber Windows Begin Rotting?

Timber needs four environmental factors to be ideal prior to rot breaking out: moisture, oxygen, temperature, and time.

Moisture

The most important factor, timber needs to contain a moisture content of at least 20% to begin the rotting process. There are several reasons that timber can become damp, but they’re usually tied to a persistent leak or defect that allows water into the timber. In the case of timber windows, there is also have the added risk of weathering, and areas with persistent rainfall have a greater risk of rot germinating.

Oxygen

While fungal decay is often associated with low ventilation, it’s still a living fungus. That means oxygen is essential to keeping a fungal outbreak alive and thriving. External timber windows are naturally more exposed than other structural timbers, providing a limitless supply of oxygen to an area of fungal decay.

Temperature

Warm weather accelerates rot growth. While wet rot activity can be reduced or become dormant in cooler weather conditions, cold weather won’t kill a fungal outbreak. This means that rot might slow down in the cooler months, only to return again when the weather warms up again.

Time

The more time given for wet rot to feed, the weaker the timbers become. A case of fungal decay can easily go unnoticed until the damage becomes visible.

Timber windows are always under the threat of moisture ingress. Even in ideal conditions with no defects, timber windows are always exposed to the weather, and the constant wetting/drying cycle will wear away at any protection over time.

The 5 Hidden Moisture Routes That Cause Timber Window Rot

These are the five most common reasons why moisture might find its way into your timber windows.

  1. Peeling or cracking external paint or timber sealant
  2. Failed seals between the frame and masonry
  3. Condensation soaking into internal timbers
  4. Splashback from sills and external ground levels
  5. Leaks above the window, either from gutters or a masonry defect

Why Does Rot Often Start in the Sill, Bottom Rail, and Joints?

Rot will often begin in the lower areas of a window as it’s the easiest place for surface moisture to settle. A flat sill will allow water to gather on the surface and sit, wearing away at any protective coating or giving more opportunity to soak into the surface of unprotected timber.

Another consideration is down to end grain absorption. This is where moisture travels through the wood’s straw-like capillaries, soaking deeper into the wood. These capillaries can even take in glue or weatherproof paint, making it more difficult to fully protect these ends against moisture absorption.

Additionally, these ends are more porous than the face of the wood. This means they often take in moisture at an increased rate, making them prone to developing rot more quickly. This rot can then internalise within the panel, often going unnoticed until eventually cracking the surface of a piece of timber.

Why Painting Over the Problem Makes Rot Worse

You might then think it’s easy enough to repaint an area of damp timber to re-seal the area. However, this can have the opposite effect: Sealing a wet timber will only prevent the moisture from escaping during warmer weather. This allows the condition to continue digesting the timber. Timber filler repairs have similar effects, and can also accelerate decay. Cosmetic fixes often only mask the decay; they don’t treat the rot itself.

Early Diagnostic Signs of Timber Window Rot

There are some early warning signs of timber window rot that you can identify before the rot becomes visible:

  • There may be a slight softness in timber affected by decay, which you could indent easily under light pressure with a screwdriver or chisel
  • You might notice paint bubbling or rippling on the surface of the timber
  • There may be hairline joint openings where timbers may have swelled and relaxed during extended periods of wetting and drying
  • You might notice subtle window movement, such as a loose windowpane or the window not opening or closing smoothly

How do I Prevent Wooden Window Rot?

You can prevent windows from rotting in several ways. You should first check and control any contributing moisture sources. Fixing any leaks will prevent moisture from building up easily within the timber.

Before conducting any timber treatment, you should ensure that any timbers are thoroughly dried out prior to applying any filler or sealant coatings. You should leave timber windows at least 24-48 hours in dry, sunny weather to allow the timbers to fully dry out.

Next, you should check any weatherproof coatings on the timber. Many external timber treatments are breathable, meaning they’ll allow saturated timbers to dry during cyclical weather. If you use a non-breathable coating, make sure the timber has been thoroughly dried out prior to application to avoid sealing moisture within the window. You should leave sealants for a further 24 hours to fully dry and cure after application to ensure their success and longevity.

You should then check any defects within the window frame and its surroundings. Defects in masonry, seals, and ventilation should all be checked to ensure they’re working as intended. You should check both the internal and external faces of the window and replace any defective seals as part of regular property maintenance.

Timber windows, if installed and maintained correctly, will rarely rot on their own. Usually, wet rot is a symptom of a greater property maintenance issue, such as penetrating damp, masonry defects, failed pointing, or hidden plumbing leaks.
