Client: Waterstones Booksellers Ltd

Timberwise were called in to survey this Waterstones store in Boston, specifically for a dry rot outbreak in the upper areas of the building. This property is made of a solid brick construction, originally built in the 1700s, and was occupied and furnished. At the time of the inspection the weather was overcast but dry. The survey was restricted to the front left and centre rooms on the second floor and by stored items and fitted floor coverings.

Our specialist inspection was limited to the requested rooms, and therefore could not comment on conditions, good or bad, in other areas of the property. Unforeseen issues may go on to cause issues if not properly addressed or picked up on the initial survey. For this reason we always recommend our surveys be as unrestricted as possible, so that our customers maximise the value of surveys and ensure they get the most efficient results.

Dry Rot

An internal look at the property was completed during the survey which revealed a dry rot outbreak in the front two rooms on the second floor. Roof and structural timbers had been attacked and were decayed as a result of the rot. Moisture readings confirmed a high moisture content in the upper floor timbers.

Dry rot (Serpula lacrymans) is extremely invasive, and its destructive capabilities should not be underestimated. Generally, the majority of an outbreak is hidden from sight being present in the internal structure of the timber. Outbreaks usually occur when timber moisture levels are above 20%, but can also happen as a result of high humidity and poor airflow. Poor property maintenance and lack of ventilation are the biggest contributors to rot outbreaks.

A fungal attack from both dry and wet rot can leave timbers, building joists and roof truss beam ends severely damaged and compromised. In listed or architecturally important structures, a ‘bolt-on’ to strengthen the beam would be inappropriate and aesthetically unpleasing. We have developed a range of beam and resin repair solutions that neatly and effectively repair the beam ends, leaving them without any outward signs of repair.

Whilst dry rot could not directly affect the books in this Waterstones store. However, conditions such as dampness and condensation, in which rot thrives, can cause books harm through mould and paper embrittlement. Dry rot fungus mainly targets the lignin within timber, but other fungi and chemicals can cause major damage.

Recommendations

Our solution to this fungal attack would include a formulation of a schedule of works, together with a working at height risk assessment. Our beam and repair solution is minimally invasive, but will restore the full structural integrity that existed within the timber before the fungal attack.

Our use of resin and steel bars include:

  • Restoration and improvement of the beam and load bearing strength
  • Installation of system specific steel or fibre bar inserts
  • Timbers would be fully shuttered prior to the pouring of resin creating a seamless joint and finish
  • If required, works would conclude with the graining and staining of new timbers to match the existing ones

Results

Our surveyors and technicians conducted a professional, expert survey despite the limitations of the inspection. Tried and tested methods and treatments for dry rot were recommended to our client, to effectively stop the fungal outbreak in their commercial property.
