Our client, a Higher Education Institution in Leeds, tasked Timberwise with surveying the property for problems associated with woodworm, dry rot, and wet rot fungal decay. This property was a commercial property of solid brick construction and was both occupied and furnished at the time of our inspection. The weather conditions were sunny.
Challenges
Our surveyors had some challenges during the inspection. It was restricted by the presence of the property’s tiled walls and dry linings.
As the property was furnished, access to areas was limited due to the furniture and stored items. Our team also had to be mindful of occupants while conducting the survey, as the property was in active use at the time. Inspection in the roof void was also limited due to enclosed spaces and inaccessible corners.
Observations
The property was a commercial building for a higher institution in the heart of Leeds. It was made of solid brick construction, dating back to approximately 1900. The roof structure, we noted, was of a hipped construction with featured softwood attic trussers, rafters, and dragon ties.
Roof tiling was back-pointed internally with traditional lime-based mortar, which is susceptible to erosion. Surface salt deposits were noted on timbers adjacent to the lime mortar, caused by salt migration; this is noted as a cosmetic issue that can increase hygroscopic moisture retention. However, we did not note any decay or problems arising from moisture ingress at the time.
The ventilation within the roof void was found to be adequate with no signs of condensation. Moisture readings taken with an electronic conductivity meter from accessible timber elements also returned results within an acceptable range.
Our team found no evidence of woodworm infestation, dry rot, or wet rot fungal decay in the accessible areas of the roof void at the time of the survey.
Solutions
As the survey showed no signs of any timber decay, fungal decay, or insect infestation, there were no immediate solutions to offer the client. We advised the ongoing monitoring of the moisture conditions within the roof space, with the client keeping an eye on the salt migration we noted. We also advised them to ensure adequate airflow and ventilation are continuously maintained to prevent future decay or issues arising from condensation.
Results
Our PCA-accredited surveyors successfully completed a specialist timber survey that identified the current condition of the property’s roof structure. They also confirmed that the structural timbers were free from fungal decay and insect infestation. We advised the client in our report that no specialist remedial work was necessary at the time of the inspection.
