Client: Domestic Client

Timberwise was called out to this domestic property in Leicestershire to conduct a survey on the external timber and roof structure. This property is a stunning barn conversion with beautiful original timber features.

The external structural frame was extremely damaged. The timbers had been worn by time and weather, showing an advanced rate of decay.

Challenges

This project was a particularly difficult survey. The external framework had a blockwork infill that would need to be removed before work could begin on the timbers and then rebuilt after the repairs were completed.

Access to the timbers was limited and would require the assistance of scaffolding which would also need to be designed specifically for the property. Using the modern method of micro-drilling, tests would be performed on the timbers to determine the true extent of the structural decay.

Solutions

The external render and brick infill was removed to expose the decayed timbers. These timbers were then raked out and the beam was taken back to the healthy timber, so that repairs could commence.

Shuttering timbers and TG6 structural pouring grout were used to rebuild the timbers and strengthen the solid base. Fresh oak timbers were spliced and fitted with the existing timbers, sealed and sanded to create a seamless connection between the two pieces.

Once the timbers had been repaired and replaced, the blockwork infill was rebuilt before being re-rendered in readiness for a final painting using external masonry paint.

Results

The external timbers were repaired and coated with a preservative. Blockwork infill was taken out, replaced and finished ready to be re-painted by the client.
