This property is a new build location in Morley, Leeds. Timberwise were brought in to provide waterproofing solutions for a partial below ground basement, incorporating a podium deck.
Our surveyors found water ingress in the newly constructed basement area, clear evidence for the client’s need for some waterproofing against water ingress and radon radiation protection.
Challenges
This site was a new build, meaning construction was ongoing and access was limited whilst our team was on-site. Plans were also incomplete and revised from the original survey request, meaning our team had to quickly adapt to the changes made by the client to drawings and construction plans. Previously, the property was to be a block and beam construction, whereas the newest plans called for a solid brick build.
The site was mid-construction and so was open to the elements, meaning working within would require additional adherence to the correct temperature and weather conditions, made more difficult by the openness of the project site.
A podium deck was also to be included in the designs, an additional piece of work that had to be incorporated into future solutions.
Solutions
Our team installed Type A and C waterproofing systems, in compliance with BS8102:2022. These systems consisted of a cavity drain membrane to the walls and floors which was drained out of the property via a de-watering channel placed by the client.
Kostek Tanking was also applied to the property’s concrete surfaces. This is a mineral coating system applied in two layers to a surface. Crystallising and capillary plugging agents react and activate to self-heal any minor cracks in the surface. The Kostek is applied once a layer of repair mortar fillets and anti-lime is installed.
Radon prevention was achieved with a liquid-applied system, though our team recommended that an external membrane should be installed for further protection.
Results
Our technicians worked hard and adapted professionally to the changing environment, applying a secure waterproofing solution to the client’s new build property.
